Scope: Complete refurbishment of an apartment stripped back to its core, including structural and design enhancements, modernisation of utilities, and bespoke interior finishes.
This project involved a full renovation of a classic Marylebone apartment for a financier seeking a modern, open-plan, luxury space that reflected both elegance and functionality. The apartment, located in a bustling central London neighbourhood, presented numerous challenges typical of an older structure.
Key tasks included stripping the apartment back to its bare bones, reinforcing and levelling floors, replacing all utilities, and incorporating bespoke design features that would elevate the property’s aesthetics while addressing structural issues.
Given the client’s high standards, the refurbishment focused on achieving an uncompromising level of finish, combining premium materials and advanced building techniques to create a uniquely sophisticated space that could serve as both a personal retreat and an impressive entertaining area.
One of the most complex aspects of the renovation was the structural work required to level the apartment’s floor. The old timber floors, which had warped over time, left the apartment feeling more like a “fun house” than a high-end home.
To address this, we stripped back to the framework of the building and brought the floor level up by 100mm. This not only resolved the structural instability but also created a perfectly level foundation for the new oak herringbone flooring that would later add a luxurious touch throughout the apartment.
Given the age of the property, a complete electrical rewire was necessary to meet modern standards. This included not only a full upgrade of the wiring but also the installation of LED up-lights integrated into the newly installed plaster cornices, adding subtle yet effective illumination that accentuated the high ceilings.
A new central heating system was installed, with radiators strategically positioned to maximise efficiency while minimising visual intrusion, ensuring that the property was both warm and energy-efficient.
To enhance the apartment’s comfort and privacy, thermal insulation and soundproofing were applied throughout. This was especially important given the building’s central London location, where outside noise and drafts could easily disrupt the tranquillity the client desired.
Insulating the walls not only improved energy efficiency but also created a peaceful environment within the apartment. Every wall was plastered with care to achieve a flawless finish, providing an ideal base for the final decorative touches.
In keeping with the period character of the Marylebone neighbourhood, new sash windows were installed, meticulously designed to fit the aesthetic of the building while improving energy efficiency and soundproofing. These windows retained the charm of the original architecture while adding functionality and modern benefits.

• Extra-High Doors: Custom-made, extra-high doors were installed, adding to the sense of space and grandeur. These doors were meticulously crafted to fit seamlessly within the existing framework, enhancing the flow and openness of the apartment.
• Bespoke Kitchen: A one-of-a-kind kitchen was designed and installed, crafted to meet the client’s specifications and style preferences. This space featured premium materials and a layout designed for both functionality and aesthetics, serving as a perfect centrepiece for the apartment.
• Oak Herringbone Flooring: The entire apartment was fitted with oak herringbone flooring, a choice that balanced traditional elegance with contemporary sophistication. This flooring not only provided a beautiful visual element but also harmonised with the other custom features, creating a cohesive design.
The bathroom was transformed into a spa-like retreat, featuring underfloor heating for maximum comfort. The wetroom-style shower, complete with bookmatch tiles on the walls, served as the focal point.
The use of bookmatch tiles—a luxury feature where the pattern on one tile mirrors the adjacent one—created a striking visual impact that enhanced the sense of opulence. The seamless design of the wet room allowed for a spacious, open feel, while the underfloor heating ensured warmth and comfort in this high-traffic area.

We worked with a specialist team to coordinate the delivery, assembly, and installation of the steel on-site, ensuring the structure was seamlessly integrated into the building without disrupting the overall schedule.
Another unique challenge was the installation of an American-style fridge freezer, which also needed to be lifted through the window due to limited access within the building. This required precise coordination, from ensuring the window was accessible to securing appropriate lifting equipment.
